The site forms part of the Beccles & Worlingham Garden Neighbourhood allocation in the East Suffolk Local Plan, which is planned to deliver more than 1,250 new homes, alongside a new primary school, retail facilities, a care home, employment land and extensive green space, guided by garden community principles of sustainability, connection and self-sufficiency.
Phoenix has an Option Agreement over approximately two-thirds of the southern allocated site, providing for around 720 new homes together with land for community, commercial and education uses.
The submission follows several years of extensive pre-application engagement with East Suffolk Council, statutory consultees and local communities to address environmental and infrastructure considerations and shape a comprehensive masterplan.
