This strategic land promotion site in Nottinghamshire is being prepared for planning submission in 2026, with approximately 100 new homes proposed. Phoenix Strategic Land is progressing the site through the planning and promotion process to unlock its long-term development potential.

We are soon to exchange on this draft allocated site in Lincolnshire, with 115 new homes planned.

This greenfield site comprises 5 acres, with development of the site set to deliver circa 50 new homes in this sustainable and popular village. Nassington dates back to Anglo-Saxon England and its historic character is important to the local community, who are in the process of developing a Neighbourhood Plan for the village. With this in mind, we will actively engage through both the Local Plan and Neighbourhood Plan processes to secure a planning status for the site that aligns with the local authority, community and landowner.

This is a site that exemplifies the patience and long-term strategy sometimes needed to develop land. We’re pleased that it is now a draft allocation in South Kesteven District Council’s Local Plan review - and we continue to work directly with the planning department’s policy team to secure a larger allocation of 100 new homes across the landholding. The proposed development will bring much needed new housing to this popular village, located just south of Newark, helping to sustain village services and facilities.
